Traverse Homes, LLC was founded in 2026 by Cade Cooper, Dallas Niemann, and Justin Cooper, three partners who came together with a shared belief that Cache Valley deserves a builder who does things the right way. The company is based in Nibley, Utah, is a member of the Cache Valley Home Builders Association, and is entered in the Top of Utah Parade of Homes this fall.

Before founding Traverse, Dallas and Cade spent years in the homebuilding industry learning every aspect of how a home is built from the ground up. That experience shaped a deep commitment to craftsmanship, customer experience, and the kind of care that shows up in every decision made on a job site.

Justin Cooper has been building homes in Cache Valley for years. Throughout his career, he developed a passion for homes built with real intention, where every detail is thoughtfully considered and every decision is made the right way.

Traverse Homes is an expression of that philosophy. Justin brings decades of experience and an uncompromising standard for quality to every home Traverse builds.

Where does Traverse Homes build?

Traverse Homes builds custom new construction homes throughout Cache Valley, Utah, including Logan, Nibley, Providence, Hyde Park, North Logan, Smithfield, and Mendon. We also build west into Box Elder County, in Brigham City and Tremonton.

Does Traverse Homes build custom homes on my own lot?

Yes. Traverse builds custom, build-to-suit homes on land you own or are purchasing in Cache Valley. The process covers design and selections, a detailed estimate, construction with regular updates, and warranty support.

Does Traverse Homes sell move-in-ready homes?

Yes. Along with custom builds, Traverse offers new construction homes for sale, and buyers who move early can still choose finishes and design selections. You can view our current homes on the Buy a Home page.

How much does it cost to build a custom home in Cache Valley?

Three things drive the number: the size and complexity of the home, the lot and what it costs to make it buildable (utilities, excavation, slope, and city impact fees vary a lot between Cache Valley cities), and the level of finishes you select. Because those swing widely, Traverse quotes each project rather than publishing a price per square foot. What you get before breaking ground is a thorough, itemized written bid — not a per-foot estimate that moves later.

What is the difference between fixed-price and cost-plus?

Traverse uses both, and which one fits depends on how settled your plans are. Fixed price works when the plans and selections are complete enough that the cost can be guaranteed — the price is locked and Traverse carries the risk of cost overruns. Open-book cost-plus works when the scope is still moving — you see the actual subcontractor and supplier invoices plus a stated builder fee, instead of a marked-up lump sum you can't inspect. We'll tell you which one your project should use, and why.

Can I still choose finishes on a home that is already under construction?

Usually yes, and it depends on how far along the build is. Selections get locked in stages — structural choices close first, then cabinets and tile, then paint and fixtures. If you buy one of our homes early in construction, you can still shape the finishes and design selections that haven't been ordered yet. Each home's page lists its stage and estimated completion, so ask about a specific home and we'll tell you exactly what is still open.

How long does it take to build a custom home in Cache Valley?

About eight months from signed contract to keys for a typical Traverse home. What moves that number is usually not the framing — it is the front end and the middle: how long city permitting takes, what the lot needs before a foundation can go in, and how quickly design selections get made. Selections are the one part of the schedule you control, and the single most common reason a build runs long.

What warranty comes with a Traverse Homes home?

Every home Traverse builds comes with a one-year builder's warranty that begins at closing. If something we built or installed isn't right during that first year, we come back and take care of it. Manufacturer warranties on appliances, mechanical equipment and roofing run on their own terms and are passed through to you at closing.
